I have stayed at this villa for the past three months, and I am hoping to stay much longer. After my lease is finished I hope to be able to extend. I don’t think I will easily find a place this nice with such a homey atmosphere.

The important thing for me is how accommodating the staff is. I always feel safe, I feel like when something needs to be done it’s not inconvenient to ask. The location is on a private drive so there’s never any bike noise, or dogs barking or roosters near by. I feel very lucky to have found this place.

We lived 4 months at Royal Villas (2 months at #6, and then 2 months at #1). One of the main plus is a location, it’s perfect! Clothes to everything you need, but very quite and peaceful. Next plus is definitely stuff! Mr Wayan and all his team are really the best! ????????So friendly, so helpful, you always can ask anything you need. We really love this place and Bali, place of happiness???? Hope to back there soon ☺️

I would give 3.5* for this villa.
Stayed in villa #6 (it's 6 villas in total)
From May till July 2022
What made me stay so long?
Let's see:
Pro's:
1. Top notch location. It's very close to everything, I was walking and didn't need bike at all. Finn's club, kids club, tons of restos and shops. Just loved it!
2. Manager of the complex is very attentive and trying his best in solving anything. He is also 24/7 reachable. We had moments when in the middle of the night our electricity went off and we needed to top up, so he would do everything to get electricity back at 2 am. Mr. Wayan thank you, you taught me smth ????????
3. Enclosed living room. This is pretty rare.
0.5* price. Villa cost was 21 mln/month plus 4 mln electricity and 500k internet.
We shared villa w our friends so price was affordable, but still I think it was pricey even compare to other villas in the area.

Cons:
Our friends stay in master bedroom and me w my husband and dotty upstairs in the main building.

•Shower, stinky water, low pressure.
• toilet running, and toilet seats are just so not good looking. Bathroom are open, or halfopen I guess.
•Bed linens, dirty, grey, stinky, with stains, ripped (funny I was reading comments dating 2 years ago and it was the same problems w linens)
So we ended up buying our own linens and towels.
Pillows are super uncomfortable. So we bought our own.

• super hot, you need to turn on AC, and it's very noisy. Plus I believe it was hard to really cool off the place as windows, balcony slide doors had big gaps.
And the way AC was put its right above our heads, and very noisy.
• in the room upstairs floor is very uneven, in some parts puffy. I just didn't like it.

In the main room/ kitchen
• toilet downstairs had leaking water, it was super humid, hot and unpleasant to be in this room. Insects, mold. Yuk.
• once you start to cook all the house get the smelly and it actually is going upstairs where our bedroom was.
• no furniture for storage. No drawer or hangers in this area. It was very uncomfortable.
• no socket extension cord. It's only one socket for standing lamp and that's it. We had to buy our own.
• furniture is dirty and smelly.

Overall the cleaning was very doubtful, maybe it's just me who likes it very thorough. They would use one piece of clothing for all the villas to wipe, and one mop for every villa as well as brush for toilets (I bought my own)
It was pretty dusty anyway even after cleaning.

Pool is refreshing but not heated, sometimes it was very cold to swim.
in the master bedroom o tried to use bathtub and it was leaking.

And another big problem is insects:
Ants
Cockroaches
Maybe it's cause the trash is pretty close to master bedroom, I guess.

Manager would spray on and off but it would help for a little.

At the end, my family we decided not to prolong our stay here but our friends loved it despite all the cons.

I wouldn't recommend this villa to my friends or anyone else.

I lived at the royal villa for 13 months. Great and well maintained villa in general. Huge wardrobe area is a plus for me. But the best part is they have the best staffs i ever come across, very kind and very helpful. There is always someone around for 24hrs so we felt really safe. They are always ready to help whenever theres even a slightest problem with the villa and sort it out straight away. Or even other things thats not villa related. Big thanks to Pak Wayan and the team for taking care of us all this time. ???? Sad to leave, but its time for a new chapter for us.

If you want to stay in this villa, beware of scamming agents and managers. After multiple great experiences in Bali this one was the worst. Made me question my love towards Bali and Balinese people.
So the villa looked good on the outside and we really liked it but soon (first day) we discovered that everything is old and broken there. Pool pumps, A/C and shower broke the same day we moved in. A/C was broken about 3-4 times during a month. Wooden boards near the pool broke too. Oh and the drawer and many other small things. Wi-fi was a joke - disconnecting all the time so it made me use my phone as a router and pay extra for that. One time some guys were walking in our villa without any warning and they started painting floor near pool for 4 or 5 hours. Construction work during accommodation without warning? WOW. What if we had some plans or invited friends or something? If that's not enough our bed was full of some mites or insects that were biting us every night.
But this is nothing. The worst was yet to come.
Agent that rented this villa and agreed for long term with monthly payments and gave us invoice and written agreement that we signed, asks us if we'd like to extend. Yes of course, that was the deal. Few days after that message she responds that we need to leave in 4 days because the villa was rented to someone else. We thought that maybe the agent is just stupid or insane so we transferred the money for another month and contacted management of the villa but they told us the same that the agent. That we need to leave very soon and when I said that there was an agreement I got a message 'It wasn't signed by both sides'. Never been kicked out that insolently and I never felt so disrespected.

Experience feels lacking, water pressure everywhere in the villa was so weak making it difficult to do anything. No hot water, the pool water was cloudy. Staff were inadequately trained to handle the issue. Kitchen sink was choked and bathtub was dirty. You could connect to the WiFi but there was no internet.
We stayed in villa 2, showered in villa 3 which wasn't any better.
You could probably get better value elsewhere.

The worst stay in Bali. Villa is nice but very old, dirty and smelly. You definitely wouldn’t want to stay in this place. Water in swimming pool not clean, the towels and bed sheets are dark grey instead of white color with blood stains in it.
The door lockers doesn’t work , none of it.
Just terrible.
Pictures of villa posted in google are 20 years old, not less.
